Buyers Gone Missing For Kenai Homes

Kenai Real Estate thumbnailMy client came in to the office to talk about the sale and marketing effort on his home.  My client is a former agent and had several questions.

 

“So why are you not doing open houses. When I was a selling real estate in the lower 48 we did open houses.  Where are all the lookers? Where are all the people that are just curious about the home. Why are we not getting more showings on my property?”

 

I was just getting ready to answer when a voice rang out from the next office. We have a open window between offices…. It said we hold your home open 24-7 and now that curious person can just go on line and look at the virtual tour or You Tube video to get a up close  look at your home from the comfort of their home in their jammies. Why bother putting your coat on and trudging out in -30 weather when your can just fire up the computer.  The client looked a little stunned and said “well I never though of that.”

 

I went on to explain that buyers are doing  extensive research  online before they even contact a Kenai REALTOR to look at homes. That is the reason we provide great pictures, virtual tours and a local area specific custom web site to make this process so much easier for the buyer.

 

So the mystery is solved. The Kenai Homes buyers are not missing, just home by the fire on the computer checking your home out from a distance. If you are selling or thinking of selling be sure that your home is prepared to impress online.

Protect Your Kenai Home :: Change The Locks

There are times when you need to change the locks on your Kenai home to protect your family and possessions. It should always be considered when you move into a new Kenai home; when keys are lost, stolen or unreturned; or a cleaning or other service provider hasn’t returned the key.

Replacing the lockset would give you a totally new mechanism that should work better and if you go back with the same manufacturer, you’ll probably avoid any carpentry. You can order the locks online and have them work with the same key at no extra charge.

Another alternative is to have a locksmith rekey them. The locksmith can easily make all of the locks work with the same key. Compare the cost and decide which would be a better expenditure.

While you’re considering your security, a key safe might be a very convenient addition. Most makers say that it is much easier to break into a home than a key safe. The cost is reasonable and you can attach it to your exterior wall. Generally, they’re combination locks that would allow you access if you or another family member forgot their key. It’s also convenient to give a house keeper the combination and can be easily changed if necessary.

KEEP YOUR FAMILY SAFE IN YOUR KENAI HOME

Kenai Real Estate thumbnailThe Christmas countdown has started with just a week to prepare. Presents are stashed away awaiting paper and bows. Your Kenai home is decorated and lights are up (never mind you didn’t take them down last year). It is time to enjoy time with family and friends.

 

As warm as our holiday spirits have been this winter, it has been really cold which puts extra stress on heating systems. Many heating systems are failing. Others are leaking carbon monoxide into homes due to back drafts. The danger can be added to by burning of wood stoves and fireplaces for heat, candles for pleasure, and lots of extra paper and boxes lying around.

 

Be aware and be safe: check to make sure your smoke alarm and carbon monoxide alarms are working.

FHA to Cost Kenai Home Buyers More

FHA has announced a major change to its loan program which allows Kenai home borrowers to cancel the mortgage insurance premium (MIP) when their unpaid balance reaches 78% of the original purchase price. While no specific date has been set for the change, sometime in 2013, new FHA loans will require the mortgage insurance for the life of the loan.

At existing rates, the monthly MIP on a $168,875 mortgage is $178.99 per month. Under the current rule with normal amortization, the MIP would no longer be required in 9 years and 9 months. However, under the new rule, it would last for the entire 30 year term.

They also announced that the annual MIP will also be increased from 1.25% to 1.35% at some point in the near future. HUD, the parent agency for FHA, is making the changes to restore the capital reserves of the program that are needed to fund failed loans.

People that can close a FHA loan before the change takes place will fall under the old rules for canceling MIP and the lower rates. Since no date was announced, it is not known exactly when the changes will take effect.

While this information will probably not make the evening news, it will have a big impact on borrowers planning to use an FHA loan. Please pass it on to anyone you know who might be considering purchasing or refinancing with a FHA loan.
